A Thriving Downtown
Downtown Menlo Park serves the 380,000 people who live within a 20-minute drive. Convenient parking makes this possible - it's what allows people throughout the region to patronize local businesses, dine at restaurants, and participate in community life.
The parking plazas are essential infrastructure that makes downtown accessible to the broader community who arrive by car.
According to the 2022 Market Study, downtown Menlo Park serves the 380,000 people who live within a 20 minute drive.
The customers who arrive by car keep our businesses afloat. Make parking difficult, and both customers and businesses will go elsewhere.
Statement from 130+ Downtown Businesses
The following group statement makes it clear how the businesses feel: their livelihoods depend on the parking plazas.
Dear Menlo Park City Council,
We, as downtown businesses, oppose the use of parking lots for high-density housing because it would impede our ability to serve the community. We hope you will consider alternative locations for affordable housing. Our businesses depend on it.

Revitalizing Downtown
Protecting the parking plazas doesn't mean accepting downtown's current condition.
There's much the City could do to enhance the downtown so that it grows and develops:
Long Overdue Maintenance: The downtown has been neglected. Signage is faded, lighting poor, planters are barren, garbage is not maintained, and the parking lots badly need repaving and striping.
End Vacancies through Flexible Zoning: The restrictive "retail-only" zoning on Santa Cruz Ave. keeps many storefronts empty. We can loosen these rules to allow a broader variety of businesses to move in, creating a more resilient and diverse downtown.
Public Space Improvements & Beautification: Better landscaping, improved parklets, shaded public seating, more art installations, helpful wayfinding, etc.
These simple, practical steps will enhance the downtown experience and strengthen our local businesses. Stronger businesses will attract further investment, and our downtown will flourish.
